How long does an inspection take?​​​​

An inspection may take 2-4 hours, depending on the condition or age of the home, square footage, and additional services ordered.​

What tools are used during an inspection?

​​Inspection tools include a ladder, thermal imager, infrared thermometer gun, moisture meter, drone, house elevation plot (zip level), sewer scope camera, circuit tester, gas detector, testing kits, water pressure gauge and more.

There are 2 formats:

Full PDF Report, and
-
Summary Report
The Full PDF Report provides information and documentation of the structure at the time of the inspection. This includes photos taken that are primarily for documentation purposes and not necessarily deficiencies- though this report includes the deficiencies as well.

The Summary Report focuses on only the deficiencies in the report. This is useful for clarity of the observations notated at the time of inspection.

About Me
My name is Abby Bullock
After earning my Bachelor's at Texas A&M University, I began in the home inspection industry in 2021 in Texas. Here, I earned my Texas Professional Home Inspector license, as well as my INTERNACHI international Home Inspector certification. I moved to Florida a few years ago after earning my Florida Professional Home Inspector license, and I now have done over 1,000 home inspections in the Tampa Bay Area. I also have my Mold-Related Services license.
Going into this field as a young woman, I learned quickly that I am not like other inspectors. It took me a little bit longer to realize this is to my advantage. I bring a fresh, detail-oriented perspective, advanced use of technology, and clear communication that helps clients feel confident and informed throughout the process.

There's many things I love about my job. I enjoy the summer heat, climbing on roofs, crossing paths with wildlife & pets, discovering the deficiencies within a home- but most of all, I enjoy the creativity of home inspections. There's a skill in the process of home inspecting, and it begins with, centers around, and ends with you.
Because I enjoy this creativity adjusted to each home and client, I decided I wanted more control over my services, reports, and client experience. This is why I decided to find my own home inspection company. I have built this website from scratch, focusing on information and education. Merit is built for a high quality client experience from the second you open our website.
It's our job to test and inspect, but it doesn't end there. A detailed report is essential, with plenty of documentative photos and easy-to-understand observations. Every home will have deficiencies, so, what actually matters?
At Merit, we go over our findings with each client personally, cover all significant deficiencies, answer any questions, and publish the report the same-day, when it's fresh!
